Willow Wood Property Management recognizes that unforeseen situations may arise, leading to occasional property damage. We are committed to offering our residents a smooth experience, particularly when it comes to repairs. Our established procedures ensures resolution of issues within reasonable timeframes and we handle many maintenance tasks to give you peace of mind during your residency.

✓ Appliances (if provided in lease)
✓ Wood-eating termites and rodents

Emergencies
Fire, Flood, & Blood...
(Bonus, we'll also include heating and AC!)
Emergency maintenance is considered anything hazardous or dangerous that left unresolved creates further damage, health, or safety issues.

Examples:
✓ Utility outage (contact provider first to determine it's not an interruption in service)
✓ No heat (when temperature inside the home is below 55° F.)
✓ No AC (when temperature inside the home is above 90° F.)
✓ Plumbing leak (if small leak, place bucket under leak. If major leak, immediately contact us and shut off water to leak and/or home.)
✓ Sewage backup
In an emergency, use your best judgement and contact local authorities and first responders as necessary. THEN call us once you and your family are to safety. Our team will swiftly respond and assist you with completing your maintenance request in our online system.
Resident Chargeback
Policy:
Note that in accordance with our Property Repair and Chargeback Policy, residents may be held liable for repair charges, if the maintenance issue is determine to be the resident's responsibility according to the lease, a result of neglect, or of misuse.

It is the resident's responsibility to mitigate issues BEFORE they arise and take reasonable care to maintain a safe and sanitary home.
