Consultation

During the consultation stage, you get to discover the services we provide and get a sense of how we function. At the same time, we will learn more about you and your property to ensure our partnership is the right fit for us as well.

Management Agreement

If all parties agree to move forward, Willow Wood Property Management will prepare any necessary documentation for you to review and return signed. Willow Wood Property Management is environment friendly, so all documentation is collected electronically!

Onboarding

Once the Property Management Agreement and Addenda are signed, it's all hands on deck. Any lingering property and resident details are collected, system setups are completed, keys are picked up, and initial property inspections are performed. We will ensure your vacant properties are rent-ready.  

Marketing & Leasing

Once the property is rent-ready, we will aggressively market to ensure maximum exposure to potential qualified residents. We market on our website and syndicate with over a dozen sites, including Zillow.

Resident Relations

Even before the lease is signed, we are developing our rapport with the resident. We continue to grow that relationship by maintaining an open line of communication via the tenant portal, periodic check-ins, phone/email support, and maintenance requests.

Maintenance

Residents value communication and expeditious maintenance resolution. Willow Wood Property Management ensures the resident's concerns are addressed promptly and they are kept in-the-know throughout the repair.

The Turnover

Once a resident provides notice, we schedule the move out inspection and begin "The Turnover" preparations. A repair list and any improvement recommendations will be provided with the move out inspection report. Once a scope of work is approved, we will schedule for the work to be completed to bring the property to rent-ready status.

Owner Relations

Willow Wood Property Management provides comprehensive monthly reporting, including: maintenance, cashflow, and financial transaction statement. Additional customizable reporting may be available upon request. Owners are made aware of emergent issues as soon as possible.
